Legacy Properties is delighted to announce that pupils from St Erme with Trispen Community Primary School have officially named our new housing development in the village. The new community will be known as The Paddocks. The name was selected from dozens of imaginative suggestions submitted by schoolchildren.
Joint first place was awarded to sisters from the primary school, whose entries – St Erme Paddocks and Eglos Erme Paddocks – inspired the final name selected by our team. Both entries captured the rural setting and longstanding agricultural character of the area, making The Paddocks a fitting choice for the new 80-home community.
Second place went to Alfred Hunter, who proposed the name Boswiddle. We were so impressed by the originality of his idea that we hope to use it for the new Plen-an-Gwari – the traditional Cornish “playing place” located within the development’s public open space. We also plan to incorporate several additional pupil suggestions as street names, which will be submitted to the local council for approval.
Mark Docherty, Head of Sales at Legacy Properties, visited the school to surprise the winners with certificates and vouchers, along with celebratory sweets for every child who took part.
Mark said: “The children put forward some fantastic ideas and it was brilliant to see how much thought they put into naming the new community. The Paddocks feels absolutely right for Trispen, and it was important to us that the name came from the young people who live here. We’re delighted to recognise the winning entries, and we look forward to seeing the pupils’ suggestions become part of our marketing as we launch the development very soon.”
Mr Cameron, Assistant Headteacher at St Erme with Trispen Community Primary School, commented: “The competition has been extremely popular with pupils. The children thoroughly enjoyed being involved and took real pride in creating names that reflect their village and family heritage. We’re very grateful to Legacy Properties for engaging with the school and for giving the pupils such a positive and memorable experience.”
The Paddocks received full planning permission earlier in 2025. The development will bring 80 new homes to the village, ranging from one-bedroom apartments to larger five-bedroom family homes, and will include affordable homes for rent and shared ownership. Other features include new public open space, rewilding areas, and a cycle link connecting local routes.
Construction is due to begin early next year, with the first homes available in the summer/autumn of 2026. Anyone interested in receiving early information and launch updates can register their interest on our website here.
